Q. Are there any additional fees?
- The $399 listing will run for
six months. If you need to run another six months
after expiration, there will be an additional $100 charge for another 6 months.
- If you need to make any
changes to the MLS listing after the initial set
up, you will receive one free change. Any change
after the "onefree" change is $25 per change.
- There is a $65 deposit for the sign. $50 is refunded when sign is returned after home has sold.
- There is a $25 Shipping and Handling charge for shipping the sign to your home.
Q. What is the MLS and who owns
it?
- The MLS is a corporation controlled by the local association of Realtors. To input listings, you generally must be a licensed member of the area's association of Realtors (we and/or our affiliate brokers hold this membership). MLS members cooperate by showing and selling the homes listed by other members, for which they receive a commission for bringing the buyer to the seller. The commission amount offered to the agent who brings the buyer is almost always listed (usually required by the MLS) along with the detailed information about the home and pictures.
The MLS is the primary tool agents use to find a
property when they have a buyer. For most agents, the MLS is the tool
used every day to find a home for their buyers
(for many agents, it is the only tool). The MLS
is not available to the public, only MLS members
can view the MLS listings. The MLS distributes
listing information to websites like Realtor.com
which are available to the public. Our service
enables you to get the best of both worlds: get
MLS exposure to buyers and pay a commission only
if you accept an offer from a buyer with an agent.
Q. What telephone number will be on my MLS listing?
- Unlike other flat fee realtors, all buyers and agents will be instructed to contact you directly. This is a unique feature offered by Sky Realty.
Q. Will agents with buyers boycott my listing because I am saving so much money?
- No. Agents want to find a
home that meets their buyers needs as quickly as
possible. The MLS listing does not tell them how
much you are paying to list your home, it only
shows the competitive commission you are willing
to give the buying agent.
Q. How do I know if the buyer will get approved for a mortgage?
- Many buyers today get
preapproved for a mortgage before they begin to
look for homes, especially buyers that work with
agents. The buyer should present a preapproval
letter. If the buyer does not have such a letter,
you should not accept the offer until they have
obtained one.
Q. Do I need to come to your office to be listed?
- No. you don't have to visit
our office to get listed. Our services are set up
to maximize your convenience. The necessary
paperwork can be emailed, faxed or mailed so there
is no travel or appointment.
Q. Is there any situation where I would have to pay the selling agent commission if my home sale does not successfully close?
- The commission is only paid
if the buyer actually purchases the property and
the closing is successful.
Q. How does the photo(s) get attached to my listing?
- We recommend that you email
us a picture of your home because we can upload it
to the listing faster and you get to pick the
photo you like. If you do not have a digital
camera, we suggest you take photos with a film
camera (even a cheap disposable camera) and pay
for a photo CD when you get your film developed.
This will enable you to put it on your computer or
allow us to upload it onto ours.
Q. Will my listing look the same as other listings?
- Yes, your listing will be
identical to the listings of competing real estate
companies. It will show a photo and all the same
listing information. Generally, it will show the
commission rate offered to an agent who
successfully sells the home, and instructions for
showing the home.
Q. Why is your service so inexpensive?
- Why should we get commission
when you are doing all the work? The only thing we are charging you for is the MLS listing fee, realtor.com, and 40 other websites.
Q. Do I have to tell you when I have a contract or the property has sold?
- Yes and yes. The MLS requires the sale date and the final closing date to close out the listing.
Q. Who sets the commissions for the buyer's agent?
- You. If you need assistance we can help. There is no standard fee.
Q. What if I
need assistance with, paperwork, title search, legal matters,
etc.?
- We are affiliated with an excellent and
reputable title company that can assist you with any of
these areas at no additional cost to you.
Q. How do I pay for your
services?
- We accept Visa, Mastercard and personal check.
Q. What happens if I move?
- If you no longer want to manage the sale of your home you will need to switch to a full service broker. Sky Realty offers full service listings as well.
Q. How long does it take to get my
information on the MLS?
- We will have your information up and running 48 hours from date of signature and final submission.
