This explains the types of representation real
estate agencies provide for their clients. With a $399 Listing service, it
is important to note that you as the seller are representing yourself. Sky
Realty does not receive a commission for listing. No Dual Agency can exist,
however, should Sky Realty bring you a qualified buyer and you accept the
offer, Sky Realty would receive a commission just as all other agencies
would.
Since Sky Realty is not acting as a traditional
agency you must, as seller, waive Sky Realty's duties to seller. You will
initial that you understand we will not be bringing you offers, negotiating
offers, or providing you advice on offers or contracts.
By signing this form you are authorizing Sky Realty
to list your home. You will need to check "no" under the home warranty
section of this form since Sky Realty does not have a home warranty program
for sellers to purchase. You can purchase a home warranty on your own if
potential buyers or a buyer's agent request one in the offer. You will need
to enter the compensation amount you are willing to offer potential buyers
agents under section 13 of this form. Compensation amounts are typically
around 2 or 3%. You can enter any amount you would like.
This form only needs to be filled out if the
property was built before 1979. You will need to disclose if there are any
reports or knowledge of lead based paint. If you do not know if there is
